Our home is our biggest asset so it makes sense to make the most of it. If we sell a car we will often valet it in the expectation that we will be offered a higher price, and the same principle applies when selling your home. There are possibly a few reasons why we don’t always maximise the potential in our homes. We are so accustomed to living in the property that we simply don’t see the things that could put buyers off. Our emotional connection to our homes means that we find it difficult to be objective about how they might appear to other people. We lack time. We feel that whoever buys the property is going to want to put their own stamp on it so it isn’t worth doing anything. We don’t want to spend money on a property that we are leaving.

As professional home stagers we bring the necessary objectivity to the process of selling and can see those aspects of your home that could be preventing a sale. Yes people may want to put their own stamp on a property, but many people don’t want to have to do that immediately. Buyers often want a property that they can move straight into but which they can change over a period of time as and when it suits them, so time and money spent on presentation isn’t wasted. It may also feel wasteful to spend money on a property you are selling. However, it makes sense for a number of reasons:

1. if you do the work you control the cost. If potential buyers see that work needs doing they will factor the cost of doing that work into any offer and that figure is likely to be higher than the actual cost because they will err on the side of caution.

2. You make the property more appealing to buyers, perhaps broaden the target market, attract more viewers and thus higher offers-maybe even start a bidding war. In most cases you are able to recoup your expenditure in an enhanced sale price.

3. You may be paying rent or a mortgage and a quicker sale could save you money.

Taking the time and effort and spending some money to prepare your home so that it looks its best does make sense. There is always a reason for moving and staging helps you achieve your goal.
