The other day I was meeting a client after concluding a staging project. I decided to wait at the entrance to the apartment block rather than in the apartment itself. As I stood there, I felt as if I was one of those you see waiting in a line up to meet Her Majesty, after a Royal Variety Performance, for example. I was excited and very nervous, hoping that the client would like the finished results.
That got me thinking. It’s a bit like that when you are selling your house and have a viewing even if your estate agent is showing the prospective buyer round. You are excited and nervous at the same time. After all, this could be the viewing that results in that longed for sale that enables you to move to the next phase of your life. It’s very important. Will the viewer like the property, will they book a second viewing or even make an offer? Like the performers at the Royal Variety Performance, you may be wondering if you have prepared well enough – is your house clean and tidy. Is the stage set? Will the viewer enjoy the viewing (the performance) ?
I’ve mentionned before conducting viewings where it looks as if the homeowner doesn’t care and has made no effort for the prospective buyers. It’s actually not a bad idea to imagine your viewer as The Queen paying a royal visit.
